Nowadays, modern ones are not only a symbol of rationality and convenience, but also help to increase the living space significantly. Such housing can be equipped for yourself. Apartments built on two levels make it possible to preserve the personal space of each family member. And yet, before you decide to buy such housing, you should thoroughly familiarize yourself with all its advantages and disadvantages, as well as the design features.

What are two-level apartments: photo

The design of a two-level apartment, the photos of which very clearly illustrate its advantages, has a very long history. Back in medieval times, when land was incredibly expensive and families were quite large, there was a need to use living space with maximum functionality. Thus, houses began to grow upward. But, if now apartments on two levels are very expensive and are a symbol of luxury, then in the distant Middle Ages even artisans could afford them. Such housing did not perform any aesthetic function. On the first floor there was kitchen with a workshop, and the upper floors were occupied by .

Time passed, and all the old buildings were either destroyed or needed restoration. And in order to get as much money as possible, the homeowners decided to divide such two-level apartments into several families. As a result, these houses became widespread in America, receiving the name “duplex”. This is an economical accommodation option that is also multifunctional. But even such housing is not to everyone’s liking, so people want to buy two floors at once, customizing them to suit themselves.

Another relative of a two-level apartment is. Such housing is a low-rise building, which includes several apartments on levels. They first appeared in England during the reign of Victoria. They were inhabited mainly by noble people, who for some time were forced to change their permanent place of residence. So, such houses, unlike their ancestors, had to have an aesthetic appearance, and therefore were quite expensive.

Having such a long history, two-level apartments simply could not disappear without a trace through the centuries. Therefore, designers very quickly picked up the multilayer structure, turning it into a striking design element. Very convenient and easy dividing the apartment into functional areas, you can design them in a certain style. You can find out more about the pros and cons of such housing below.

Advantages of a two-level apartment

Not everyone can buy such a cozy corner, but everything is connected with the fact that prices for two-story apartments are quite high. And if you seriously decide to buy one for yourself, you still need to not only become thoroughly familiar with all the advantages, but also the disadvantages of such housing. First, it is worth noting the advantages, including:

  • in terms of convenience of living they are close to;
  • a large amount of free space allows everyone to bring their design ideas to life. You can decorate each floor in a different style or paint the areas in;
  • For more than one year in a row, designers have been publicly saying that the best option for arranging a two-story apartment is. Thus, you can easily spend a minimum amount of money on furnishings;
  • selection of a functional area. Thanks to the double area, you can allocate different functional areas on each floor. Most often the first floor is used for and kitchen, and the second serves as a place for workshops;
  • can become the main design element.

But, despite the many positive aspects, such an apartment also has certain disadvantages:

  • high utility bills. Since each floor of such an apartment is residential, heating and light will take up twice as much space in the bill;
  • the staircase, despite the fact that it is an undoubted advantage, can also become a significant disadvantage. After all, in an already constructed building, stairs may not be located in the most convenient places, which will significantly complicate operation;
  • if you constantly resort to redevelopment, the apartment will one day fall into disrepair. Therefore, you should take any renovation of two-level apartments very seriously.

Obviously, such an abundance of positive aspects is attractive. But it is always important to know that multi-level apartments are not only expensive, but also take quite a lot of money to operate.

Two-level apartments, photos of the interiors of which are often found in housing planning manuals, have several basic styles. Among which:

  • . This style is very restrained; only a minimal amount of parts and furniture is used in its design. If you do not have a sufficient sense of proportion, and still want to design everything exactly this way, then you should turn to a design studio for help.

For example, you can create one that will serve as a workshop. That is why the functional zoning of such an apartment is as convenient as possible. On the top floor you can install a large window, which will not only serve as an element of decoration, but will also let in as much light as possible into the home.

Since the main feature of multi-layer apartments is high ceilings, there was a need to decorate such a huge space. An excellent opportunity to perform this function would be. • Marching stairs. This is a classic option that does not require special costs and will not take much time to construct. When creating it, the biomechanics of movements are always taken into account, which is why it will be convenient for any person to go down and up it. Such systems consist of marches. Their size is determined by calculations. Closed flights of stairs are often adjacent to a load-bearing wall; they generally do not have any aesthetic function. Open type stairs are made from various materials, from metal to wood.
  • are rightfully considered the best option for decorating the space of an apartment. They are great space savers, incredibly attractive in appearance, and easy to use. There are various configurations, including: round, square, octagonal. But when designing such stairs, special attention should be paid to calculations, because the wrong width or height of the step can lead to a fall.

These are the main types, you can select them according to the style that you decide to use. Often designers resort to various combinations of flights of stairs. There may be two of them in your apartment. For example, the main staircase will be. And the auxiliary one is screw. Modern designers often create interesting configurations of trigger systems. For example, if you have children or still have a child inside you, you can use a tube like the one installed in an amusement park to get down. Know that your home is a platform for making your deepest dreams come true. A staircase in a two-level apartment, photos of which are widely distributed on the Internet, is the best way to improve your design.

Two-level apartments, with spacious hallways and beautiful staircases, are gaining popularity every day. Such housing can be easily and simply divided into functional zones and decorated in a certain style, without thinking about saving space. However, when arranging an apartment that is divided into upper and lower levels, it is important to take into account the layout features, advantages and disadvantages. It is better to entrust the design of this type of home to a professional designer. After all, here you will have to solve many important issues relating to many issues, and this will require certain experience and knowledge. But if you want to do this yourself, then you should familiarize yourself with the main points of arranging modern two-level apartments.

Advantages

Living in an apartment consisting of two floors is as comfortable as in a private house. A lot of available space, usually at least 100 sq.m., allows you to realize the most interesting and daring design ideas. You may want to decorate each floor in a different style or highlight functional areas in different shades; it’s easy to implement any ideas here. Thanks to the doubled area, you can clearly distinguish between guest and private spaces. On the lower tier there is an entrance hall, living room, kitchen, dining room, and guest rooms. On the top floor there is a bedroom, children's rooms for a boy and a girl, an office, and a dressing room. In a two-story apartment, the staircase is a remarkable accent object that attracts attention. Two-story apartments always stand out for their luxury and comfort.

Flaws

As you know, luxury always comes at a high price. Two-story apartments have a large area, so significant amounts will be spent on utility bills. The operation and arrangement of such housing requires large financial costs. Another significant drawback is poor sound insulation. For example, if guests make noise on the first floor, it will be clearly audible on the second. It is also not recommended to remodel such apartments. The kitchen and bathroom cannot be moved to another place because their communications must remain where the designers intended. The same applies to the location of the stairs, which cannot be moved for a number of technical reasons.

Stylistic direction

It seems that when creating the design of a two-level apartment, you can give free rein to your imagination and decorate each room in a different style. But this is far from true because, moving from one room to another, a strong contrast will be felt, the apartment will seem less cozy and organized. It is best to erase the boundaries and equip the apartment in the same style. This will create a more orderly, effective and spacious environment. And you can make the interior of each individual room individual if you choose different decor, textiles and other details.

The main styles in modern interiors of two-level apartments:

  • minimalism;
  • high tech;
  • loft;
  • avant-garde, art deco;
  • Scandinavian.

Minimalism is the most popular trend in the design of two-story housing. This option uses a minimum of furniture and decor, which allows you to create a stylish, elegant interior in which order and comfort reign. The ultra-modern high-tech style, with clear, regular forms, without drawings or abstractions on the walls, has a similar design principle. In an industrial loft, brick and concrete surfaces, various beams, and rafters serve as thematic decor. Avant-garde and art deco are distinguished by their extraordinary settings, where many details differ from classical forms and break generally accepted stereotypes. Scandinavian style or constructivism successfully combines aesthetics and functionality in modern interiors. The best solution would be to stick to one color option in the main design. This will make your home feel more spacious and orderly.

In light colors

When predominantly light shades are used in decoration, it visually expands the space. Any dark detail against such a background will stand out greatly and play an accent role. This way you can play on contrast. For example, in a snow-white interior, a black staircase looks stylish and expensive, as do pieces of furniture of the same shade. And if you decorate the entire interior in soft, warm, pastel colors, the atmosphere will be bright, elegant, cozy and luxurious.

Mix of colors and textures

It is advisable to use a minimum number of different colors and textures in one space. This solution will allow you to avoid unwanted mistakes and create a harmonious interior.

The most successful combinations of various textures in the interior:

  1. leather with wood;
  2. smooth and textured surfaces;
  3. wood with natural stone;
  4. any surface with a mirror, glass, metal.

Leather upholstery goes well with wooden surfaces of floors and panels. If the room has plain walls, then you can highlight an accent area using relief surfaces, three-dimensional drawings, 3D panels, and textured plaster. Wooden elements combine perfectly with brickwork, natural stone or their imitation. The most win-win combination is the combination of smooth, glossy surfaces with embossed, textured, matte ones. Mirrors, glass, metal parts are appropriate in any interior, as are living indoor plants. If you want to design a room in one shade, then you can highlight functional areas using different textures. When combining several tones, it is worth choosing one dominant one and complementing it with other representatives of the palette. You should first familiarize yourself with color schemes, which will allow you to choose the most successful combinations that can be applied in practice.

Different designs

In a two-level home, the basic design principle is similar to the interior design of a studio apartment. Where it is necessary to adhere to a single style throughout the entire area. The main thing is to design the living room, dining room, hall, staircase in the same style, but in the bedroom, nursery, office, you can display the main direction only in some fragments and decorative details. It is allowed to use competent eclecticism, when several styles are mixed in one room. But there is no need to use a radically different design for each room, as the home will look disorganized and tasteless.

Design features

Multi-level apartments have a number of structural systems, which allows you to create an exclusive environment and emphasize individuality. For example, one large window, the size of the entire height of two tiers, will make the space very bright and will look impressive and luxurious. In an apartment located on the top floor, you can create an attic space that will serve as an office, library or room for relaxation and privacy. In the case where the upper level is made of a mezzanine tier, the height of the lower floor can reach more than four meters. This makes it possible to use various decorative beams, large objects, large paintings, voluminous chandeliers to decorate the ceiling, which will not look bulky and will favorably emphasize the individuality of the design. Any design feature of a two-story apartment can be turned into a unique advantage of the layout if you use imagination and creative thinking. To find inspiration, you should look through successful design projects of multi-level modern homes in order to get interesting ideas and translate them into reality.

Subtleties of sound insulation

In a two-level apartment it is quite difficult to solve the problem of sound insulation. Sound travels along the staircase from bottom to top or vice versa. This problem is especially relevant in homes where living rooms or halls combine two floors. Therefore, in bedrooms, offices, and rooms where it is important to achieve comfortable silence, it is necessary to install doors with certain sound insulation parameters. It also wouldn’t hurt to improve the sound insulation of walls and floors using specialized building materials. To do this correctly, you can trust the professionals, or search and study the instructions that you need to follow when eliminating the problem of insufficient sound insulation yourself.

Staircase - an accent in the room

It doesn’t matter where the staircase is located, near the wall or in the center of the room, it is the main decoration of a two-story apartment and plays an accent role.

Types of stairs:

  • marching;
  • screw;
  • console;
  • on pain.

The most basic requirement for stairs is safety, especially if small children and elderly people live in the apartment. The simplest and safest are marching structures, which can be made of different materials, most often wood or metal. Spiral staircases save space and add an aesthetic touch to your home. It is important to make the calculations correctly so that too sharp turns do not cause falls and injuries. Cantilever steps are attached to the wall and create the effect of floating in the air. It looks extremely stylish and fantastic, ideal for ultra-modern high-tech or extraordinary avant-garde. The structures on the rails do not have a frame, the steps are attached directly to the railings, it looks original, light and aesthetically pleasing. The staircase should be designed in accordance with the basic style of the interior and be as safe as possible.

Two living levels in a house are no longer a luxury, but a necessity. In modern housing construction, large plots of land sometimes remain a dream, but construction has to be done on 5-7 acres. The comfort of a house on such a small area can be achieved solely by the number of floors. The most common and cost-effective options are projects of two-story houses. In this project, the second floor is an attic, which is considered not entirely complete. This is due to the roof design reducing the area and volume of the floor. On the ground floor there are common rooms, a large common room, a dining room combined with a kitchen, a separate bathroom, a laundry room and a staircase leading to the attic floor. Climbing the stairs, we find ourselves in the hall, through which we can go to two bedrooms, from each bedroom there is access to a common balcony. Also from the hall there is access to the bathroom, wardrobe and storage room.

This project has two full floors, but it can hardly be called an economy option or a middle-class house. First of all, this project stands out for its architecture, the style of which can be classified as high-tech. The originality of the layout is undeniable; the huge terrace gives the project scale and luxury, but at the same time in a fairly cheap way. However, this did not affect the internal comfort of the house. The main room on the ground floor is the living room with large glass sliding doors leading out to a huge terrace, but the terrace can be accessed not only from the living room, but also from the study and kitchen-dining room. Also on the ground floor there is a bathroom, utility room. room and, of course, a luxurious staircase leading to the second floor. On the second floor there are three bedrooms, one of which has a whitewashed bathroom, a wardrobe and two exits to a balcony stretching along two walls of the room. There is also a shared bathroom and wardrobe on the second floor.

The classic style in home architecture transforms even a relatively small building. Although this project lacks classical luxury, even small elements transform the facade. The combination of white and light brown colors gives the house warmth and comfort. The interior layout is quite interesting. The main room decorating the entire house is the guest room. Its highlight is the luxurious panoramic view of the garden. Behind the wall from the living room is the kitchen. Another interesting room on the ground floor is the study, with glazed doors opening onto the terrace. Next to the office there is a wardrobe. Also on the ground floor there is a room for a furnace room and a bathroom. There are two full bathrooms on the second floor. One of which is shared, and the second is part of a large bedroom with a wardrobe and two balconies. Another bedroom, less luxurious, but still has a dressing room and access to the balcony. The last, third, bedroom can please its guests only with a large window with a beautiful view of the garden.

This modern two-level house, called Maison L, was designed by Loïc Picquet Architecte, located in Dijon, Burgundy, France. Its exterior and interior are the embodiment of ideal minimalism. The facade is entirely wooden, only the external doors are glass, because they open the house and fill it with a lot of natural light, erasing all boundaries with the surrounding nature.

Another unique feature of this house is its complex topography and how it influenced the design of the house itself, namely the entrance. Since the two-level house is located on a slope, it can be accessed from both the first and second floors. Therefore, the garage terrace that you see in the photographs is located next to the second floor entrance. Interesting approach, isn't it? As for the interior, it is presented in a minimalist style in white tones.

Hidden among the trees and lush bushes is a completely modern house with geometric shapes.

The location of this house is as impressive as its wooden façade.

This garage is actually attached to the second floor.

Inside, the interior pleases us with its minimal approach and white furniture.

The furniture in the kitchen is also white! Modern look in minimalist style!

The black countertop creates contrast in the interior.

This room looks like a bedroom or playroom, and yes, it's white too! Instead of curtains, the windows are covered with blinds, and they are located on the back side of the window.

A white staircase leads to the second floor. She appears to be hiding in the interior.

In the bathroom, the shower area is decorated with gray tiles.

Gray flooring and wooden doors go well with the white interior of the home.

This area is located on the second floor; it functions as a terrace and a garage at the same time.

The unfinished concrete staircase and landing below give the home an industrial look.

Metal stair railings are another unique approach.

Notice how the second floor on the back side of the house becomes the first.

The cross-section will help you better understand the design of this house.

What do you think about this house? Do you find it interesting? Yes, there are some experiments with styles here, but ultimately the result is a very attractive design. And all thanks to the Loïc Picquet Architecte studio, which was able to design a modern and cozy house. Well, what can I say, everyone has a dream home, and this family got it!
