Layouts of standard series of houses p 3. Panel houses P3 and P44 - disadvantages and advantages of structures. Features of apartment layouts

The history of the P-3/16 series houses is somewhat unusual. This series was developed in the late seventies, and by the beginning of the 1980 Olympics, which was held in Moscow, the first facilities were commissioned, including the Olympic Village (South-West of Moscow, Troparevo district).

The P-3/16 series is particularly widely represented in Moscow and the Moscow region. It should be noted that this series is recognized as one of the most successful projects developed for the construction of residential buildings. The internal structure of the buildings in this series is represented by ordinary sections of 4 apartments. A special feature of the P-3/16 series is the use of expanded clay concrete panels with a thickness of 350 millimeters for the walls, and reinforced concrete panels with a thickness of 140 or 180 millimeters for internal load-bearing walls. The advantages of the series include kitchens with an area of 8 square meters, the presence of a freight elevator and vestibule.

Especially for InMyRoom interior designer Alina Shatokhina proposed three layout options for a two-room apartment in a house of the P-3/16 series.

Alina Shatokhina - interior designer, 3D visualizer. Since 2008, he has been designing residential and public spaces. Loves to create comfortable spaces with a unique atmosphere, style and energy.

This type of apartment is often rented out, so they only undergo cosmetic renovations. Demolition of walls is not always relevant, because you can create a comfortable and functional space thanks to the correct arrangement of furniture. Below, using the example of a two-room apartment, we will consider several layout options without moving walls, doorways or plumbing, which require prior approval.

Option No. 1: apartment for a middle-aged couple without children

Task: In this layout, I wanted to take into account such nuances as storing things in the absence of a separate dressing room, the presence of a spacious and isolated bedroom, as well as a relaxation room combined with an office, in which you can welcome guests and engage in hobbies.

Solution: At the entrance to the apartment, on the left side, there is a cabinet for shoes and a quick hanger. On the right side, along the wall there is a long wardrobe for storing outerwear. Since the hallway is narrow and walk-through, it is more convenient to install a full-length mirror in the entrance door itself.

It would be practical to install a storage cabinet in the space between the load-bearing wall and the bathroom. In this case, a married couple without children lives in the apartment, so instead of a bathtub, you can install a shower and a washbasin with two sinks.

The kitchen has enough space to accommodate a full set of appliances (dishwasher, hob, built-in oven, microwave and refrigerator). We install a TV on the wall behind which there is a ventilation duct, and under it we make a narrow cabinet under a single tabletop. We are setting up a living room in the room opposite the front door. On the right side there is a closet for additional storage, behind the door you can put an ironing board, and opposite the sofa there is a TV wall. We place a desktop under the window, and on the sides of it are shelves for documents and books. Thus, the room becomes multifunctional.

In the largest room we have a bedroom. At the entrance there is a corner wardrobe; we place a full-length mirror to the left of it so that the door is not reflected. We install the double bed in such a way that when lying on it, you don’t have to look towards the hallway. We install a TV on the opposite wall, to the left of it is a small chair where you can fold a blanket. Instead of bedside tables, we place a low chest of drawers with a reading light on one side, and a dressing table on the other side, closer to the window.

Advantages of the layout: all rooms are isolated, furniture is ergonomically arranged, a spacious bedroom, a multifunctional living room (reception, office, extra bed), ample storage space. Washbasin with two sinks in the bathroom.

Minus: no bath.

Option No. 2: apartment for a young couple with a child who is in primary school

Task: This option took into account the same issues of storage and convenient arrangement of furniture, but for a family of three.

Solution: in the hallway, on the right side when entering the apartment, there is a wardrobe and a chest of drawers with a mirror where hats and accessories can be stored. On the left side there is a quick hanger, under which there is a pouf for convenience. In the bathroom we install a regular bathtub and a standard washbasin with one sink. Next to the washing machine is a tall, narrow cabinet for bathroom accessories and towels.

Since in this case there is no living room, you can spend time with guests in the kitchen. For convenience, we place a small soft sofa under the window and a rectangular table. The kitchen itself is almost straight in shape; it is adjacent to the ventilation duct at an angle so as not to reduce the space. In the room opposite the entrance to the apartment we make a full-fledged bedroom for the parents with a double bed; on the opposite wall there is a chest of drawers with drawers, in which you can store bed linen or underwear. There is a TV on top. Nearby there is a narrow high chest of drawers, the top cover of which is a mirror; it can be used instead of a dressing table.

We “give away” a large room for a children’s room. We divide the space into two zonal groups. Closer to the window there is a study area where there is a desk, on the opposite wall there is a shelf for books and textbooks. To the left of the front door there is a children's bed in a wooden frame with drawers at the bottom into which bed linen can be stored - thus the sleeping place becomes a sofa. Opposite is a shelf the same height as a bookcase, but for toys. There is a TV stand in the middle. Along the entire wall behind the front door there is a wardrobe with hinged doors, and next to it there is an armchair with an ottoman to make it more convenient for the child to change clothes.

Advantages of the layout: the child has his own personal space, where the furniture is functionally divided into groups according to purpose. Parents also have their own room, which has everything they need for relaxation. The apartment has enough space to store things despite the fact that there are more family members. The advantage is a full bath. Minus: no living room.

Option No. 3: apartment for a young couple without children living with their parents

Task This layout is to take into account in each room a sleeping area and a relaxation area in which you can spend time with other family members.

Solution: in the hallway, on the right side when entering the apartment, there is a wardrobe in which off-season items are stored, next to it there is a quick hanger, and under it there are shelves for shoes. In the bathroom we install a large corner bathtub and a washbasin with one sink. Opposite the washing machine there is a tall cabinet for storing bathroom accessories and towels.

In the kitchen there is a dining table for four people. The straight-shaped kitchen set itself is located along the wall. On the left there is a refrigerator, and closer to the window there is a cabinet of the same height with a built-in microwave and oven.

The larger room contains a bedroom for a young couple. We divide the space into two zone groups, but the part of the room that is closer to the window is allocated for a double bed. Opposite it we place a table that can be used both as a dressing table and as a desk, and next to it we place a chest of drawers. Closer to the door we place a double sofa, opposite it there is a bookcase with a TV stand. Zone groups are separated by a cornice with curtains that can be closed when guests or other family members come, for example, to watch TV together. Opposite the front door there is a full-length mirror, next to it along the entire wall there is a wardrobe.

In a smaller room there is a bedroom for the parents of one of the spouses of the young couple. It also has a double bed. Opposite it is a wall-wardrobe, in which there is a wardrobe with hinged doors and a chest of drawers, and on it there is a TV. Closer to the window, on one side of the bed there is a bedside table with a lamp, and on the other side there are two armchairs and a coffee table.

Advantages of the layout: the presence of two double beds, personal space for each couple.

Minus: no living room.

The young people purchased a two-room apartment in a twelve-story panel building. The purchase was made on the secondary housing market. My parents helped me with the purchase as a wedding gift. It hasn't been renovated for a long time, so the newlyweds need renovations and a design project. For this they turned to us. Having discussed all the details in advance, we came to the conclusion that the apartment as a whole would be designed in a modern style, but there would also be room for a classic style. When starting to develop a design project, we carried out measuring work. When taking measurements, we took into account all the unevenness of the walls, floor, and ceiling. The maximum differences were identified. In the future, this information will help us in more accurately calculating the estimate documentation. Namely, the consumption of rough material.

In the hallway and small corridor, a light color was chosen for the walls. We added a modern touch in the form of brick cladding in the area of the front door and one of the walls. The floor was laid out with large black and white tiles according to the original pattern: one tile is oblique, the other is in a classic position. The furniture and doors were chosen in a classic style - wooden. Rich, noble brown color. We installed a comfortable wardrobe, the matte doors of which were decorated with an interesting mirror pattern.

Our clients' living room is large and spacious. Therefore, light colors were taken as the basis. Our designers made the ceiling and three walls ivory. The fourth is covered with gray decorative, textured wallpaper. The laminate was matched to match them. The whole picture is enlivened by a sand-colored floor insert in the form of a rectangle. Our customers love to receive guests, so the designers placed a luxurious corner sofa and armchair in the living room. We chose a glass coffee table to emphasize the “lightness” of the interior. A compact wall of furniture was placed along one of the walls - a tribute to the classics. In addition, you can place all the necessary household items and personal documents in it. But near the TV there are quite modern and comfortable hanging shelves and a long cabinet - all in light colors to maintain the uniform style of the room.

The ceiling was made two-level, and built-in lamps were installed along the perimeter of the ledges to avoid the need for a chandelier. When developing the bedroom design, we used simple techniques. The color chosen for the walls was yellow. This was the owners' wish. For contrast, one of the walls was covered with beautiful burgundy wallpaper with yellowish floral patterns. The ceiling has the same design as in the living room - it is two-level, with built-in lamps on the ledges. The matte doors of the wardrobe have the same mirror pattern as the doors of the wardrobe in the hallway. Which, of course, emphasizes the unity of style. The furniture set is light, with gray inserts, which are repeated in the form of mirror frames. It all looks beautiful and modern.

We also chose light colors for the kitchen; an interesting solution was a light brick kitchen splashback made in a modern style. The floor was laid with two types of tiles: large reddish tiles formed a kind of insert in the dining table area. And small scattered mosaics decorated the perimeter of the room. The furniture set was chosen to be modern: its lower part is made in brown, which harmonizes perfectly with the dark dining table and door, and the upper part of the set is white. Such an interesting idea creates contrast and emphasizes the harmony of colors. The dining table and chairs were chosen classic, made of dark wood. Lighting is provided by built-in lamps, which look very advantageous in our interior. Beautiful paintings in gray and white tones of a certain theme were placed on the wall.

For the bathroom and toilet we chose white tiles with a subtle floral pattern. Blue tiles were added to the bathroom for contrast, so the furniture set was chosen not white, but aquamarine. In general, the bathroom and toilet are made in a classic style; shocking design techniques and elements were not used in their design.

The design project for a two-room apartment was completed and I was completely pleased. According to our clients, they got exactly what they wanted.

Various options for redevelopment were considered using an opening in the wall, which was provided for technological needs. The kitchen, which in the initial version was supposed to remain isolated, as a result lost a partition, which allowed daylight to penetrate into the corridor and, reflected from the mirror, increase its illumination.

Living room

The passage from the hallway to the living room is through sliding doors with frosted glass inserts. The main item in the living room is a large sofa, assembled from individual modules. It stands next to a wall finished with MagDecor decorative plaster. In order to emphasize its beauty, a cornice was placed around it, behind which the lighting was hidden. Opposite the sofa is a storage system into which a large aquarium is integrated - the owners of the apartment are keen on breeding fish.

Kitchen

The layout of the kitchen is very ergonomic: a work surface with a sink on top and a dishwasher under it - in the center of the wall, on the sides - two high columns for appliances and storage. The lower tier of cabinets and columns are in “golden cherry” color, the upper one is white, glossy, which makes the kitchen lighter and visually larger.

Along the window is another work surface. It is quite wide, with a built-in hob and hood, which can be easily removed inside the table if there is no need to use it. The working surface ends with a bar counter, adjacent at an angle of 90 degrees. Four people can easily fit behind it. The floor of the kitchen area, as well as the apron on the wall above the work surface, are laid with Italian tiles from the Base collection of the Fap Ceramiche factory.

Bedroom

The loggia adjacent to the parents' bedroom was insulated, and a place for reading and relaxation was created there - a cozy armchair, a floor lamp and original shelves for books. In addition, a spacious dressing room appeared next to the bedroom - 3 sq. m. m.

The head of the bed is adjacent to a wall trimmed with wood - exactly the same as on the floor. The lighting is hidden behind the suspended ceiling. There are two tall mirrors mounted on the adjacent wall, with sconces on top of each of them: this arrangement allows you to increase illumination and create the illusion of expanding space.

Children's

The design of a 3-room apartment includes a separate children's room with its own storage systems - a large wardrobe and a spacious chest of drawers. The baby's crib was custom-made, as was the wooden frame above it - a light canopy was attached to it and decorations were hung.

Lighting in the play area is provided by spots built into the ceiling; the center of the room is marked by the Skygarden pendant, designed by Marcel Wanders - very romantic and delicate, in the form of a hemisphere, with interior stucco. A large, long-pile carpet gives a child's room coziness and warmth.

Hallway

A large closet, which housed a washing machine, a refrigerator, as well as compartments designed to store clothes, shoes, and household items, became a unifying element in the design of a 3-room apartment.

An interesting shelving appeared in the entrance area, imitating a staircase to the second floor. In its open shelves you can place books, magazines, small decorative items, and larger ones, such as vases, can be placed directly on the steps. Both the floor and the wall behind the false staircase are made of the same type of wood. There is built-in lighting between the wall panels.

Bathroom

The bathroom decoration is strict and restrained, in two colors: ivory and dark brown. The walls and floor are covered with Italian FAP Ceramiche Base tiles. The toilet is wall-hung, with a false box equipped with lighting located above it. It is decorated with tiles from the same factory. The wall behind the washbasin is completely mirrored, which complicates the space and makes the bathroom visually larger.

  • Manufacturer: DSK-3
  • Designers: Mosproekt (according to other data from MNIITEP)

P-3- panel series of standard residential buildings made of isolated block sections. Years of construction - from the late 70s of the 20th century. In the form of modified series, such houses are still being built today. This is one of the most frequently encountered Moscow standard series. In the late eighties and early nineties, the P-3 series was replaced by a new modernized series P-3m .

Initially, the P-3 standard series had 16 floors, then by the mid-eighties of the 20th century another floor was added. There are modifications of this series with 22 floors. Sometimes there are also low-rise versions of P-3 houses.

The internal structure of the buildings in this series is represented by ordinary sections of 4 apartments and rotating sections, which house 8 apartments.

Possessing good economic indicators, houses of this series were built en masse in Moscow and the Moscow region.

Such houses have successful layouts of three and four-room apartments. Two-room apartments are not so successful due to the small balcony and the proximity of the entrance to the apartment to the entrances to the rooms. One-room apartment without a balcony at all.

Almost all the walls in the houses of this series are load-bearing, which makes it difficult (or impossible) for any redevelopment.
