Minimum premises areas

According to SP 54.13330.2016, for a one-room apartment there are special requirements for the number of square meters in a living room - 14. Whereas in two or more room dwellings the bar is raised higher - up to 16 for a common room. The bedroom size for all apartments must be at least eight square meters.

For the kitchen, the minimum values ​​are 8 square meters and, if we are talking about zoning the room, 6 meters for the kitchen area in the dining room. In apartments it is allowed to install kitchens and kitchen niches with an area of ​​at least 5 square meters. m.

Other standards apply to attic rooms: for example, kitchens and bedrooms must be at least seven square meters.

Please note that in this case we are talking about the size of premises in apartments provided under a social tenancy agreement. For apartments that are owned, a separate set of rules indicating the minimum area of ​​premises has not been adopted, so options are possible here.

In addition to the area, the living room must meet other parameters. One of them is insolation (natural light). In other words, in accordance with current regulations, the sun should look into the living room. In principle, no one will forbid you to use a room of 8 square meters without a source of natural light as a bedroom, but in the documents for the apartment it will be listed as an auxiliary room.

We should also talk about the height of the premises. In the climate zone to which Moscow belongs, the minimum distance from the flooring to the ceiling in the living room and kitchen must be at least two and a half meters, while mezzanines, corridors and other non-residential premises must have a height of at least 210 centimeters. In attic rooms the height may be slightly lower.

“Khrushchevka” refers to five-story buildings, the construction of which began in the period 1956-1964, during the reign of Khrushchev. In Moscow, these buildings were built until 1972, and in the region itself and in many other regions of the country - until the mid-1980s.

Typical "Brezhnevka" houses were built during Brezhnev's time - from 1964 to the beginning of the 80s.
