Thanks to the low cost of construction and successful layouts, the P-3 series of panel houses have become widespread in Moscow and the region. Years of construction of the series: from 1975 to 1998. The P-3 series of panel houses was developed in the late seventies. The first facilities were put into operation by the beginning of the 1980 Olympics, the main one being the Olympic Village (South-West of Moscow, Troparevo district).

The experimental houses of this series, built in Troparevo, were 16-storey (P-3/16), later another floor was added to the project (P-3/17).In the south of Moscow there are sometimes low-rise options. What is characteristic is that, thanks to the initially laid down design features, this did not affect the layouts and design solutions in any way.

The P-3 series of panel houses is not included in the demolition list; the likelihood of demolition, even in the long term, is extremely low. The beginning of refurbishment (overhaul) in Moscow: 1st half of the 2010s.


The layout of the house P-3 provides for two types of standard sections - ordinary four-apartment and rotary (corner) two-apartment. All rooms in the apartments of panel houses of the P-3 series are insulated. Floor plans include all types of apartments up to four-bedroom. All apartments have large kitchens. Balconies are present in all apartments except one-room ones. All apartments are equipped with separate bathrooms. Each entrance has one cargo-passenger and one passenger elevator. The P-3 series is quite often found in the development of the capital and region, rightly considered one of the most successful high-rise building projects. Initially, houses in this series were built in “sixteen-story buildings,” but in the 80s, the architects decided to add one more floor (the safety margin included in the original project allowed this). In the southern part of Moscow you can also find low-rise versions of the P-3. The first P-3 houses became part of the famous “Olympic Village”, and modified versions of this series are still being built today.

The advantages of this “late Brezhnev” project include thoughtful modern layouts of residential premises, large loggias, and freight elevators in each section. Improved thermal insulation of walls is provided by external wall panels, which have three layers. There are no plans to demolish the houses in the series in the foreseeable future.





Design features of the series and facade finishing

Houses P-3 consist of isolated sections-blocks. The internal walls are prefabricated reinforced concrete panels, which have a thickness of 14 cm or 18 cm, and the interior partitions are made of rolled gypsum concrete panels 8 cm thick. The floors between floors are made of prefabricated reinforced concrete panels according to the size of the room (thickness 14 cm). The balconies are made of reinforced concrete slabs (22 cm), which rest on external expanded clay concrete panels. Balcony fencing is metal (solid screen).

Please note that the electrical wiring in P-3 is laid in plinth boxes, where a special iron pipe with wires leads from the power input.

Sections in P-3 can be either ordinary (4 apartments per floor) or corner (8 apartments per floor). The first floor in typical P-3 can be either residential or occupied by infrastructure facilities.

Features of apartment layouts

Despite the fact that most of the interior walls of the P-3 series are load-bearing, which makes redevelopment difficult, such housing is in high demand in the real estate market. This is partly explained by the fact that the rooms there are initially spacious, and the layout is good and without alterations. Most often, when renovating P-3 apartments, the area of ​​the bathroom is increased by “borrowing” square meters from the corridor. The kitchen area in all apartments in the series is from 8 to 10 m2.

Perhaps the only drawback of the P-3 series is considered to be small living rooms in one-room apartments, but today this can even become a “plus”, given the modern fashion for small “smart apartments”. In addition, one-room apartments in the series do not have balconies.

Living room

The passage from the hallway to the living room is through sliding doors with frosted glass inserts. The main item in the living room is a large sofa, assembled from individual modules. It stands next to a wall finished with MagDecor decorative plaster. In order to emphasize its beauty, a cornice was placed around it, behind which the lighting was hidden. Opposite the sofa is a storage system into which a large aquarium is integrated - the owners of the apartment are keen on breeding fish.

Kitchen

The layout of the kitchen is very ergonomic: a work surface with a sink on top and a dishwasher under it - in the center of the wall, on the sides - two high columns for appliances and storage. The lower tier of cabinets and columns are in “golden cherry” color, the upper one is white, glossy, which makes the kitchen lighter and visually larger.

Along the window is another work surface. It is quite wide, with a built-in hob and hood, which can be easily removed inside the table if there is no need to use it. The working surface ends with a bar counter, adjacent at an angle of 90 degrees. Four people can easily fit behind it. The floor of the kitchen area, as well as the apron on the wall above the work surface, are laid with Italian tiles from the Base collection of the Fap Ceramiche factory.

Bedroom

The loggia adjacent to the parents' bedroom was insulated, and a place for reading and relaxation was created there - a cozy armchair, a floor lamp and original shelves for books. In addition, a spacious dressing room appeared next to the bedroom - 3 sq. m. m.

The head of the bed is adjacent to a wall trimmed with wood - exactly the same as on the floor. The lighting is hidden behind the suspended ceiling. There are two tall mirrors on the adjacent wall, with sconces on top of each of them: this arrangement allows you to increase illumination and create the illusion of expanding space.

Children's

The design of a 3-room apartment includes a separate children's room with its own storage systems - a large wardrobe and a spacious chest of drawers. The baby's crib was custom-made, as was the wooden frame above it - a light canopy was attached to it and decorations were hung on it.

Lighting in the play area is provided by spots built into the ceiling; the center of the room is marked by the Skygarden pendant, designed by Marcel Wanders - very romantic and delicate, in the form of a hemisphere, with stucco molding inside. A large, long-pile carpet gives a child's room coziness and warmth.

Hallway

A large closet, which housed a washing machine, a refrigerator, as well as compartments designed for storing clothes, shoes, and household items, became a unifying element in the design of a 3-room apartment.

An interesting shelving appeared in the entrance area, imitating a staircase to the second floor. In its open shelves you can place books, magazines, small decorative items, and larger ones, such as vases, can be placed directly on the steps. Both the floor and the wall behind the false staircase are made of the same type of wood. There is built-in lighting between the wall panels.

Bathroom

The bathroom decoration is strict and restrained, in two colors: ivory and dark brown. The walls and floor are covered with Italian FAP Ceramiche Base tiles. The toilet is wall-hung, with a false box equipped with lighting located above it. It is decorated with tiles from the same factory. The wall behind the washbasin is completely mirrored, which complicates the space and makes the bathroom visually larger.
