It has long been the case that any repair work is carried out in the summer. It's warm at this time, but are there any reasons to tackle your driveway during the colder months? Experts say this approach is very beneficial. But you need to take into account that at low temperatures, fresh concrete and paints and varnishes dry and set differently than in summer; there will be no problems if your entrance is warm.

Effect of cold on concrete characteristics

Repairing concrete in the cold, like concrete work in winter, is a troublesome task if there are no special mixtures designed for this work. The concrete solution sets best at a temperature of 15-25 degrees, under these conditions it gains maximum strength in 28 days.

At sub-zero temperatures, the water in solution turns into ice. The frozen liquid increases in volume by 9%, breaking the structural bonds of the material. Additionally, under these conditions, concrete loses its connection with the reinforcement, and the porosity of the material increases, affecting the water permeability and strength of the material.

When it gets warmer, the ice turns into liquid and the cement mixture begins to harden normally. But due to the structure damaged by freezing, its strength is reduced by at least 15–50%.

Important! Alternate freezing and thawing of a fresh solution is especially harmful.

Taking these features into account, the use of concrete mortar at low temperatures is only possible when using concreting technologies that allow it to gain physical and mechanical strength properties that allow it to achieve critical strength.

The impact of cold on the characteristics of concrete paints and varnishes

The ambient temperature greatly affects the service life and quality of paintwork. These materials require a temperature of 5-35 degrees Celsius for high-quality natural drying.

If it is warmer, the solvents will evaporate faster and the film will harden faster. But the solvents must not evaporate too quickly; in this case, internal stresses appear in the coating, which negatively affect the characteristics of the film coating. At the right temperature, the solvent evaporates gradually and correctly.

If the temperature of the surface to be painted drops to 5 degrees Celsius, the formation of a protective film may not occur. In these conditions, you need to use only physically cured paints and varnishes, but you need to remember that such a finish will take longer to dry.

When painting a surface in the cold, do not allow frost and ice to appear on it. Do not paint during rainfall or on a wet surface.

Attention! As the temperature drops, moisture from the air condenses on the surface. More often this happens on calm, cool evenings.

Typically, repair work at the entrance is carried out in preparation for the heating season. If you do not do this work in the house and entrance before this time, you may not be issued a certificate of readiness, and this will create problems at the beginning of the heating season.

Tell me, please: they are painting the walls in my entrance, but it’s -20 degrees outside. Do they have the right to carry out painting work? Are there any rules? The fact is that it stinks of paint not only in the entrance hall, but also in the apartments, and it’s cold to open the windows. Are there any temperature restrictions?

Hello! Unfortunately, there is no exact norm that could regulate the painting of a room inside (you can refer to SanPiN2.3.5.021-94, but it only regulates standards in general), because what is important here is not the air temperature outside the room, but the presence of ventilation shafts and temperature at the entrance. According to this, we draw conclusions: there is ventilation in the room (since it simply cannot but exist in a multi-story building, because it would not be accepted for operation), the temperature in the entrance is also at least +7C (the minimum recommended temperature for using this type of paint), therefore, they have the right to carry out painting work. The only thing that can be cited is the ventilation, which they may not be using properly as the air does not circulate and remains in the room. And this will be correct, since with the ventilation holes open, the temperature inside the entrance will be below zero, therefore, you can either open everything and not paint, because it’s cold and the paint will curdle, or close everything and again not paint, because there is no ventilation. According to violations of sanitary and safety standards regarding the lack of ventilation in the premises, we can go further and punish the culprits.

In fact, all repair work should be carried out only in preparation for the autumn-winter period. If your building is managed by a management company, it is obliged to notify the residents of the building that the apartment building will be renovated. This should be written down in the contract for the maintenance of your home by the management company.

If we are talking about major repairs, then they are not carried out at all without a corresponding work certificate signed by the residents of the house. By the way, the same act specifies the start and completion dates for repairs. And, as a rule, repair work is carried out in preparation for the heating season and is completed before it begins. By the way, if the renovation of systems, painting, and whitewashing have not been completed in a building, then such a building will not receive a certificate of readiness, and without it the heating season will not begin for residents. For the company itself, this will result in penalties. It is clear that the Criminal Code should not allow this to happen.

In your case, it is not clear why the painting work took so long, but we can advise you to first seek clarification from the management company itself and from the housing inspectorate, which oversees the activities of house management offices.

In any case, the answer from these structures will help you understand why the work is being done and who is to blame.

Even if you have a very cozy apartment, decorated in accordance with all modern trends, the road to it may not be the most pleasant - dirty, cluttered entrances do not have the best effect on the perception of the house. And if housing and communal services structures periodically update their coatings, then you are very lucky. But, if you have to do everything yourself, our article will tell you how to paint the walls in the entrance correctly.

Agree, living in a house with neat entrances is much more pleasant

Options for used compositions

Let's consider how to paint the walls in the entrance, and what features each type of solution has. Let's divide all finishing materials into two groups - budget and modern, more expensive, but also more reliable.

Most often, it is the financial component that has a direct impact on the choice of a particular option; you must admit that not everyone has the opportunity to pay significant money out of their own pocket for repairs at the entrance.

Budget line of materials

This includes exactly all those compounds that have been used by housing and communal services enterprises for the last few decades.

Let's look at each of them in more detail:

  • Lime, this material is used to finish the upper part of walls and ceilings. Its main advantage is its low price and simplicity of the process - even with your own hands you can finish very large areas in a day. But there are also disadvantages: if the walls are prone to dampness, the coating will fall off, and the appearance of the surface may deteriorate and turn yellow within a year.
  • Chalk very similar to lime, and the coating is almost the same. The only advantage that can be noted is the low price. The disadvantages include the not very attractive appearance of the surface after finishing, the tendency of the coating to yellow and the property of chalk to get dirty.

The photo shows chalk, which can be purchased at any hardware store.

  • Previously, painting the walls in the entrance, or rather, their lower parts, was carried out exclusively with oil paints. With the development of technology, these compounds have faded into the background, but public utilities still use them. Such solutions are made on the basis of organic drying oil, so they take a very long time to dry and have a strong odor that will linger in the entrance for at least a couple of days.
  • Alkyd enamels or, as they are also called, nitro paints are a more reliable option, but they also cost more. Their use allows you to reliably protect the surface - it can be washed and cleaned. Among the disadvantages, we note a rather pungent odor and low ductility of the frozen layer, which is why the surface may crack after a couple of years.

Advice! Even in conditions of acute shortage of funds, it is better to use alkyd compounds; thanks to the durability of the coating and long service life, you can still save money.

Modern painting materials

Today, sellers offer many options that are significantly superior to traditional formulations.

The choice must be made depending on what will serve as the basis for application; the most popular solutions are the following:

  • Water-based paints are distinguished by a fairly affordable cost and good performance characteristics. And, what is very important, if the surface covered with whitewash is treated with a deep penetration acrylic primer, the water-based emulsion will adhere perfectly. Another advantage is that it’s easy to work with; you don’t need instructions, the solution is immediately ready for use, and if necessary, it can be diluted with water.

The only drawback of such paints is their poor resistance to moisture.

  • A more durable option is water-dispersed acrylic paints. This group of compounds is resistant to moisture and creates a durable, elastic film; we can say that this is the best option in terms of price-quality ratio. Acrylic composite has good adhesion to most surfaces and is odorless.
  • Silicone and latex compounds are even more expensive, but the surface is very durable: it can be washed using special products thousands of times, and the shade will remain bright for many years. Such solutions are able to withstand thermal deformation of structures and do not crack over a long period.

Silicone-based compositions last three times longer than conventional oil paints

Features of the work

If you are interested in how to paint the entrance correctly, then there is nothing complicated here; all work can be divided into several stages:

  • First, you should purchase everything you need to carry out the work. If they are carried out by a contractor, he is obliged to agree with the residents on all the nuances of the repair: what color to paint the walls in the entrance, what composition will be used, in what time frame the work will be carried out, and much more.

Pleasant colors make the entrance much more comfortable

  • Many people are interested in whether it is possible to paint the entrance in winter? It all depends on the characteristics of the room: if it is normally heated and acrylic or water-based paint will be used, then it is possible. But if the entrance is cold and the composition is oily, then you should wait until spring - the composition will only dry for a day, but the windows cannot be opened, and all residents will have to suffer from acrid fumes for several days.
  • It is important to prepare the base well, if necessary, fill in uneven areas with putty and prime the surface. Only after this can paint be applied.

Advice! When work is carried out by hired specialists, each resident has the right to control the process and, in case of violations, point them out to the foreman or foreman, because the repairs are carried out at the expense of the residents.

If there are metal pipes or risers in the entrance, then they should be coated with special compounds: electrically conductive paint Zinga will come in handy, because it is very strong and durable.

Another excellent option is fire-retardant metal paints Polistil, which are resistant to open fire, which significantly increases the fire safety of premises.

Conclusion

In fact, if you have at least minimal painting skills, you can make your entrance more beautiful and comfortable, the main thing is to do everything carefully and use high-quality materials.

Residents of house No. 8 on Kosmonavtov Street decided to carry out repairs to the entrance in stages. The funds collected for current repairs were only enough for two floors so far.

Studying the legislation

The main legal acts regulating relations in the field of management and maintenance of multi-apartment housing stock are the Housing Code of the Russian Federation, as well as Gosstroy Decree No. 170 of September 27, 2003. However, do not forget that if you have entrusted the management of your house to one or another company , then an agreement is concluded between the owners and the management company, drawn up in compliance with the requirements of federal legislation. This is a very important document, since only the work specified in it will be carried out in the house, no more, although often less. Therefore, to avoid conflicts in the future, read the contract carefully, and if you are not satisfied with something, discuss it with the management company and do not rush to sign.
In order not to waste your nerves in vain, before demanding anything from the management company, carefully re-read the document and all appendices to the contract. As a rule, they contain a list of what your management company is obliged to do in the house and in the surrounding area.

“We have to replace fallen tiles, peeling paint and plaster too. Residents have the right to demand from the management company partial restoration and tidying up of walls, floors and ceilings"

The law says...

So, what do you and I pay for on receipts? In Art. 154 of the Housing Code states: “payment for residential premises and utilities includes (...) payment for the maintenance and current repairs of common property.” What is meant by common property? These are all the structural elements of the building (roof, walls, stairs, etc.), communications, elevators, technical rooms and local area, that is, absolutely everything that is in and around your home. Including staircases. It turns out that you and I a priori pay for their current repairs.

...the resolution of the State Construction Committee specifies...

We carefully read paragraph 3.2.9 of Gosstroy Resolution No. 170. It says that management companies are required to carry out routine repairs of common property every 3-5 years. At the same time, we remember that common property includes walls, ceilings and floors of entrances. It turns out that this is it - we have to repair it! But with a significant caveat. Appendix No. 7 to the resolution clearly states that the current repairs include “restoration of the finishing of walls, ceilings, floors in separate sections in the entrances (...) and other common areas of the house.”

...the agreement puts an end to it

Similar wording, as a rule, is found in the residents’ agreement for the management of an apartment building. “The management company is OBLIGED to carry out routine repairs of the common property of an apartment building. The list of works for current repairs is contained in the annex to the contract.” And here - attention! The responsibilities of the management company for routine repairs include (from the standard management agreement with the owners):
- restoration of plaster walls and ceilings in some places;
- restoration of wall cladding with ceramic and other tiles in some places;
- plastering and painting works in separate places.
This means that the fallen tiles must be replaced, as well as the peeling paint and plaster. Despite the fact that we are not talking about painting the entire entrance, residents have the right to demand that the management company partially restore and tidy up the walls, floors and ceilings.

Where to begin?

Initiate a general meeting of residents!
If your entrance needs repairs, the decision to carry it out can only be made by a general meeting of owners. Call your neighbors and invite representatives of your management company - the director and/or chief engineer. At the meeting, all types of work you want to do (painting, replacing, repairing, strengthening, etc.) should be identified and documented. You need to prescribe the types of work very carefully: there is nothing taken for granted here, and you shouldn’t expect gifts from the management company.
The company must provide residents with a detailed estimate of the work with costs and offer a co-financing scheme: usually 30x70 or 50x50. It is also necessary to calculate how much each apartment will pay subsequently and negotiate installment plans in order to pay the required amount in installments.

What's next?

Next, a separate contract is concluded for cosmetic repairs, which indicates the completion date of the repairs. After completion, the residents of the house accept the work and sign a special act. If something is done poorly or is not completed, the acceptance certificate should not be signed. First make sure everything is in perfect order.

What if you don't pay?

If the owners of an apartment building categorically do not want to pay additionally for the repair of the entrance - after all, we already pay every month on receipts for the maintenance of common property - they can initiate repairs using the funds collected. In this case, the management company will carry out repair work in stages: first one floor, then another as contributions accumulate. In this case, renovation of the entrance may take a long time, but no additional investments will be required.
There is also always the option to repair everything on your own without involving a management company. It is the most transparent - you decide for yourself how many materials to purchase and who to involve in the work. You just have to want it!
