    This is the very case when our Customer and we speak the same language and are inspired by the ECO high-tech style! Designer Ilya came to us with a ready-made Project for his future home! Our team liked the project - after all, such unusual and stylish solutions are always a professional challenge!
    We prepared estimates for Ilya and developed unique design solutions - all this allowed us to implement this project! The frame house is made using our proven Canadian technology with 200 mm insulation along the entire contour! The outside of the house is sheathed with imitation timber. All windows are custom-made and laminated in colors according to the project. Additional accents are placed thanks to professional painting of imitation timber and selection of paints.

    What does it cost us to build a house? Indeed, having a team of professionals and knowledge, building a house from scratch is a matter of time! But sometimes the task is more difficult! We have introductory ones - an existing foundation, or buildings on the site, extensions to existing buildings and much more! For the Matsuev family, this was precisely the difficult task. They had a foundation from an old burnt house, and a landscaped area around it! The new house had to be built in a short time on the existing foundation. Dmitry and his family had a desire to build a new house in the high-tech style. After careful measurements, a design was made that took into account the old layout, but had a new modern form with interesting innovations! The house now has an entrance area where you can sit at a table on cozy evenings and a complex but possible exploitable roof in our area. To implement such a roof, we called upon our knowledge and modern building materials, LVL beams, fused roofing and much more. Now in the summer you can have an unusual dinner on such a roof or watch the stars at night! In the decoration, our architect also emphasized the minimalistic and graphic high-tech style. Smooth plastered walls with painted plank details, and wooden beams at the entrance added personality. The inside of the house is decorated with imitation timber, which is painted in different colors depending on the purpose of the room! Large windows in the living room kitchen overlooking the site created the desired effect of illumination and airiness of the space! The house of the Matsuev family has graced our photo gallery in the section of country architecture in the high-tech style, a style chosen by brave Customers with excellent taste.

    Olga and her family have long dreamed of a country house! A reliable, solid home for living that will fit perfectly into their difficult narrow plot! With the advent of children, it was decided to make the dream come true; children grow up quickly and in their own home in nature there are many opportunities and fresh air. We, in turn, were glad to work on an individual project for a house in a classic style made of red brick with a bay window! After the first acquaintance with our company in a cozy office, we invited Olga to take a look at our existing construction site: evaluate the order and construction processes, storage of materials on site, get acquainted with the construction team, and make sure the quality of the work. After visiting the site, Olga decided to work with us! And we were glad to do our favorite job again to make another country dream come true!

    What was done

    Dmitry contacted our company with an interesting preliminary design to calculate the cost. Our experience allows us to perform such calculations based on preliminary designs with minimal errors, no more than 2%. Having visited our construction sites and received the cost of construction, Dmitry chose us from many of our colleagues in the workshop to complete the project. Our team began to carry out a complex and expressive country project with spacious premises and a garage, large windows and complex architecture. After the project was completed, Dmitry chose us as a contractor company, and we, in turn, wanted to do further work at the same high level! Since the object is large, Dmitry proposed stage-by-stage cooperation, namely, upon successful completion of the foundation work, we began the second part of the project - walls + floors + roofing.     Olga and other family members went from idea to implementation in several stages! Choosing a technology, working on a project for a long time, building a foundation, building a house with exterior finishing and then working on interior decoration!     Alexander came to our company with the desire to move to his own country house. He liked the Avignon project and there was already a strip foundation on the site. After the initial visit to the site, measurements and inspection of the foundation, we gave our conclusions and recommendations.     When Customers come to us with bright, modern ideas for their future home, we become doubly excited! After all, working on a new stylish project is always interesting and a challenge, how to implement all the bold ideas from a constructive point of view, what materials to use? Vladimir bought a plot of land with picturesque views of the Oka bank! This view could not be ignored, so a dizzying terrace (51.1 m2) and a large balcony, oriented towards beauty, became an indispensable attribute of the future house! Vladimir wanted to relax in nature in a wooden house, but it was necessary to build a house in a short time, and frame construction technology became the ideal solution for such problems! If we’re going to be different, it’s in everything! The house was made even more spectacular by the vertical finishing of imitation timber made of durable larch, painted in natural shades with emphasized wood texture. Laminated windows complement the modern look of the house! It turned out to be an excellent country house, with highlights and at the same time incredibly functional.

    It all started with an individual project found by the Customer’s family on a European website. It was with him that she came to our office for the first time. We made preliminary calculations for the project, took a tour of the existing construction site, shook hands and work began to boil! The architect improved and adapted the project to the site and the Client’s family; the foreman “planted” the house on the site. Based on geological surveys, it was decided to place the house on bored piles. The frame grew in a few weeks, then the roofing, insulation, exterior finishing! Over the winter, a house grew on the site. The customer invited a third-party technical supervisor who monitored the process independently of our multi-stage control. The color for painting the imitation timber was selected by our manager and here in front of us is the bright and cozy country house of the Pushkov family’s dreams!

Currently, a country house with a garage is no longer a luxury, but a quite common occurrence, both for large cities and small towns. One of the types of projects for such homeownership is a frame house with a garage.

Frame house construction originated quite a long time ago, and the founders of this type of construction were the USA and Canada; later this construction technology was developed in the Scandinavian countries and Germany. In this regard, various types of frame construction technologies have received names: American, Scandinavian, Norwegian and Swedish.

In addition, frame houses are classified by type, these are:

  • Frame-panel houses (panel), these include Canadian, German and “platform” technology.
  • Frame houses.
  • Post-and-beam houses (half-timbered construction).
  • Post-frame houses.
  • Houses assembled using the “double frame” technology.
  • Frame and timber houses.
  • Frame and log houses.
  • Cameshite frame houses.
  • Frame-and-fill houses.

All these types of houses are united by the basis of their design, which is the frame, which can be compared to the human skeleton, thanks to which all other fragments and components are combined into a single whole.

Frame-panel type houses


This construction technology involves the complete production of a house kit in a factory, after which the kit is sent to the construction site, where it is assembled.

Each structural element (frame, interfloor ceilings, roof fragments, etc.) is made in accordance with the dimensions specified in the project and marked accordingly. When a house kit is delivered, along with it, a plan diagram of the sub-assembly is supplied, corresponding to the markings applied to the structural elements. Thanks to this, the assembly of houses using this technology is carried out quickly and efficiently.

Varieties of this type of house:

  • The “platform” technology has one difference - the house kit is assembled on the “black floor” of the house, which serves as the platform, the foundation, of the structure being constructed.
  • Canadian technology - involves the use of reinforced panels made from OSB sheets and insulation, which is polystyrene foam. The insulation is placed between OSB sheets and the entire structure is fastened with bars.
  • German technology - differs in that engineering networks and other communications are laid inside the panels. The panels are also assembled in a factory, windows are installed in them and the surface of the walls is rough finished.

Frame type houses

A distinctive feature of this type of frame house construction is that the frame of the house is assembled directly on the construction site in the form of unlined frames.

When the frame of the house is ready, they begin its cladding and insulation, as well as all other types of work.


A special feature of houses assembled using this technology is that the frame is not hidden behind the skin, but, on the contrary, protrudes outward. The frame consists of sections formed from horizontally and vertically located elements, as well as jibs located at arbitrary angles.

Various materials are laid in the internal space of the sections: brick, insulation and board materials (OSB sheets, plywood), and glass and stained glass are also installed.

Frame-rack type houses

A distinctive feature of this technology, which is also called Finnish, is the use of solid vertical posts, which serve as the main element of the frame. Vertical racks are made in one piece, not composite, along their entire length, from the base of the house to the top frame of the second floor.

Houses using double frame technology

This is a new, modern technology for constructing frame houses. It is based on the arrangement of vertical posts in a checkerboard pattern in relation to the surface of the floor (ceiling).

The advantage of this type of frame is that the number of racks increases, thereby increasing the strength of the frame. More insulation is placed in the internal space of the frame, and cold bridges are removed.

Frame-timber type of houses


This type is essentially a half-timbered structure in which the load-bearing function is performed by the frame, and timber is used as a filler for the frame.

Frame-log type of houses

In this type of house, logs are laid between the posts of a frame made of various types of lumber (edged boards, timber, etc.). In this design, the frame can be made invisible from the outside, which will give the house the appearance of being made of solid wood.

Other types of houses and various technologies

Frame-kamshit and frame-fill houses differ in the type of material used to fill the internal space between the frame elements.

A distinctive feature of Norwegian technology is the use of support pillars with artistic carvings made on them. The pillars are connected into a single frame using timber and secured to a single base.

Scandinavian technology differs from those previously discussed in that a crossbar (a board placed on an edge between vertical posts) appears in the frame design. Timber can also be used as a crossbar.

When using this technology, there is no need to install additional vertical jumpers (door and window openings and other stiffening elements).

Methods for adding a garage to a frame house


The option of constructing a garage in an attached version is an intermediate solution between the option of a free-standing and built-in method of constructing a garage.

This method of arrangement has a number of advantages over other options, these are:

  1. To connect utility networks, there is no need to lay additional external communications; it is enough to connect to the internal networks of a residential building.
  2. The attached structure prevents vehicle exhaust gases and other foreign odors from entering the interior space.

Along with the above advantages, the attached garage will be a completely autonomous structure, which can be used as a separate structure.

When developing projects of frame houses with a garage, the main requirements for how to add a garage to a frame house will be the following design features of this connection:

  • The garage is located on the right or left side of the house in relation to the main facade of the building.
  • The main gate facing the street and a second door to the interior of the house are installed in the garage.
  • The garage must be equipped with an automatic fire alarm.
  • Regardless of the house design, whether it is a one-story or two-story house with a garage, with or without an attic, the optimal construction option would be to build a frame house project with a garage in a single construction cycle.

It is important to remember that when building a house with a garage, united by a common foundation, different depths under the house and the extension are unacceptable. Violation of this requirement can lead to uneven deformation of the foundation caused by freezing and heaving of the soil.

Due to the fact that a frame house is a lightweight building and its construction does not require complex and heavy foundations, it is logical that the structure of the attached garage should also be lightweight. This will ensure the possibility of creating a common foundation, made in a common design and uniform form.

There are several project options for a similar garage design - a frame, the use of foam blocks and a wooden garage. All these types of extensions can be completed independently and without the involvement of heavy construction equipment.

DIY frame garage construction


The construction of any object begins with the construction of a foundation, and since this construction option considers a frame structure, the most correct solution would be to build a foundation on screw piles.

A screw pile is a pipe at the end of which a head is mounted, equipped with a plate in the form of a drill. Under the influence of external load and imparted rotational motion, the screw pile is wrapped into the ground to a given depth.


Before starting work, a plan diagram of the pile field is drawn up, after which the required number of piles are screwed into the ground. The ends of the pipes remaining above the ground are cut off in a single horizontal plane, after which a grillage is mounted on them.

Installation of the foundation for an attached garage, using screw piles, can only be done during simultaneous construction with the foundation of the house. If the garage is attached to an existing building, other types of foundations are used - shallow strip or columnar, as well as a “floating” slab.

After the foundation is installed, it is necessary to assemble the garage frame. In this case, when performing the work independently, a frame-frame type of construction is used (see p. What is a frame house, design features).

Construction of a garage from foam blocks

When using foam blocks, the beginning of the work process is the same as in the case of a frame structure (installation of the foundation).

Laying walls using foam blocks can be done even by a non-qualified specialist; the only condition for high-quality masonry is the use of a level and plumb line.

Construction of a wooden garage


When using timber or round timber as a building material in the construction of a garage, the work is performed in the same way as in the cases discussed above. A distinctive feature is that wooden structures must be treated with antiseptic compounds that prevent rotting, as well as with means that ensure the fire safety of the facility being constructed.

A frame house and a garage made in the form of a lightweight structure, this is a minimum of financial costs with a high speed of construction and installation work, which each developer can perform independently.

Today, individual and standard designs of frame houses with a garage and a terrace, as well as cottages, are in demand more than ever. The reason for everything is the cheapness of such buildings. For example, the cost of a one-story frame cottage with a terrace and a garage is 3-4 times lower than the cost of a brick cottage of similar size and design. The same can be said about two-story cottages with a terrace. The article will give examples of adding a garage to a frame house made of various materials.

Features of frame houses

A frame cottage is, in fact, the frame itself, which, as construction proceeds, is sheathed with thermal insulation materials and fiberboards (most often OSB).

Among the main features of such houses are the following:


In Western Europe, frame houses are usually built with a garage for two cars at once.
  1. Usually, a reinforced strip foundation is installed under a frame cottage (if we are talking about two-story buildings, this is mandatory). However, if it comes to a small one-story building, then a cheaper columnar foundation can be used;
  2. The house is entirely wooden, which, on the one hand, allows for minimal load on the foundation, and on the other hand, good fire safety of such an object must be ensured. By the way, ready-made drawings and photos of such cottages can easily be found on the Internet today;
  3. Installation of windows and cutting down doorways should be carried out simultaneously with the construction of the house;
  4. You can heat a panel frame house with anything, the main thing is to ensure fire safety. It’s worth saying right away: even if the walls of the house are treated with a special fire-resistant compound, a frame house from a small fire can burst into flames like a match. This, perhaps, will be its main drawback;
  5. For interior and exterior decoration, it is not recommended to use heavy finishing materials such as natural and artificial stone. If the house is two-story, then it is prohibited to make a cement screed on the second floor;
  6. The design of a house with a terrace allows you to attach any room to it, not only wooden, but also any other (extensions made of foam blocks are popular, for example).

A reinforced strip foundation is usually installed under a frame residential building.

Methods for adding a garage to a frame house

If the original drawings and designs of the house did not include a garage or carport, then there is no need to worry: adding an extension to such houses is as easy as shelling pears.

Actually, there are 3 ways to add an extension to a house:


As for the foundation for the extension, it is not at all necessary to make it the same as that of the main house. Even for a garage, a columnar foundation will be sufficient.

The base for the garage is built in the following way:

  1. A hole (pit) is dug, at the bottom of which you need to put a sand and gravel cushion, and then rubble. The pillow is a mixture of sand and gravel in equal proportions. Rubble is broken brick, glass, fittings, etc. The total layer of rubble with a sand and gravel cushion must be at least 15 centimeters, the maximum permissible level is 25 centimeters (this depends on the depth of the foundation, but under the garage they usually dig a hole up to 0.6 meters deep, no more);
  2. A reinforcing frame is installed;
  3. The formwork is being formed;
  4. The foundation is filled with cement mortar.

Next comes the construction of the walls, the best option for how to build them is using the same frame technology as the house itself. Today, everyone can see drawings and photos of similar projects - there will definitely be no problems with this.

Pros and cons of a wooden garage

A garage made of timber or other types of wooden building material is quite rare today. But if we are talking about a frame house, then a garage made of timber is quite acceptable. A garage made of timber or other wooden building material has the following advantages:


Of course, wooden buildings also have their significant disadvantages:

  • a house made of timber with a built-in garage will be unsafe in terms of fire resistance;
  • It is quite difficult to find ready-made (standard) projects and drawings of wooden garages, even on the global network there are very few such photos, so it is unlikely that you will be able to find a project for free; you will have to order it from a design office).

Pros and cons of a foam block garage

A garage made of timber is in second place in popularity among owners of frame houses. The first place rightfully belongs to foam blocks. Sometimes a garage made of timber can even cost several times more than a regular foam block one, especially since it is equally easy to build both structures.

The main advantages of foam block extensions are as follows:


Strictly speaking, only two disadvantages can be identified:


In general, for a panel house, a frame garage with an attic and a terrace will be preferable to one made from foam blocks. If only for the simple reason that it will not spoil the overall aesthetic appearance of the building itself.

Over time, cracks may appear inside foam blocks - this is one of their main disadvantages.

On the other hand, with the help of finishing, the visual difference can be simply leveled out. Today, drawings of frame houses with a terrace can be found even on the Internet completely free of charge, and the finished drawing can simply be brought to the design office for approval. As for the cost, not everything is so clear.



Scheme of adding a wooden garage to a frame house

On the one hand, a structure made of foam blocks can cost much less than a wooden one (but not always, it’s worth noting). On the other hand, panels for the extension can be purchased simultaneously with the house kit, so the difference in cost can be covered in this way. In this case, everything must be decided individually.

DIY frame garage construction

Finding drawings of frame buildings with a room for a car and a terrace, as mentioned above, is not a problem. The main thing is to build such a structure correctly.

This work consists of several stages:

  1. Preparatory work;
  2. Laying the foundation;
  3. Assembling the frame (the most important stage, as you might guess);
  4. Roof installation;
  5. Sheathing;
  6. Gate installation;
  7. Interior decoration.

Preparatory work involves digging a shallow hole under the foundation (up to 0.6 meters), into which it is necessary to install a sand and gravel cushion, which has already been discussed above. Level the “cushion using a vibrating plate.”



Project of a house with a garage and attic

For a frame structure, the ideal foundation option would be a cement monolithic slab. When the trench is ready, you need to install the formwork, pour in the concrete mixture and wait until the latter hardens. The next stage is the installation of the “skeleton”, the frame of the future structure.

The bottom trim of this is made from boards 100x50 millimeters, and the boards must be treated with special antiseptics.

For gates and corner posts, you can use boards with a section of 100x100 millimeters; for the rest of the structure, rafters and beams of 100x50 millimeters are needed. Fastening is carried out with nails and self-tapping screws.

It’s worth saying right away that such work will take 2-3 people several days; unfortunately, it won’t be possible to quickly build the frame of the structure. For the roof, you can use boards measuring 100x25 millimeters; experts recommend using corrugated roofing material such as bitumen for cladding.

Bitumen sheets are a good option not only for the reason that they are very cheap. They also provide high-quality waterproofing.



Roofing a wooden garage extension

However, many people prefer to use corrugated sheets or metal tiles, since if they are used, the sheets will not need to be adjusted to size. High-quality drainage (gutter) must also be provided.

Still, any frame buildings need very good protection from moisture. For cladding a structure, it is best to use lining, and the lining can be taken class “C” (it is inexpensive, and laying it is as easy as shelling pears because of its relative softness). For interior decoration, this is also an option.

All architects and engineers of the company have qualification certificates. Because the project is not subject to a company license, but to an architect’s certificate. By law, responsibility for the project lies with the architect.

Does your company do all the work? Or do you use contractors?

  • We ourselves carry out general construction and finishing work, site arrangement, installation of engineering systems (electricity, home heating, water supply) and so on.
  • We invite contractors to work that we do not perform every day and require specialization, for example: production and installation of windows and doors (special orders), air conditioning systems, boiler room equipment, installation of wells, septic tanks.
  • Searching, attracting, complying with agreements and monitoring the performance of work by contractors is our task.
  • We carry out 80% of all work on the construction of your home ourselves and only 20% involve contractors.
  • We enter into an agreement with each contractor in which he specifies a guarantee for the work performed by him, and in case of malfunctions, their elimination is the responsibility of the contractor.

How is an individual project developed?

  • The development of an individual project begins with the signing of a contract and the first meeting with the architects, at which the client voices his wishes. Based on the results of the meeting, a design assignment is drawn up, which is an annex to the contract.
  • Architects prepare several versions of sketches and decide with the client in which direction to move next. Over the entire design period, several meetings take place with the client, at which all architectural and design solutions are worked out in detail until the client is satisfied with everything, which he confirms with a signature on the Draft Design.
  • Next, a working draft is developed. This is the calculation phase of each design solution in which the client is not involved.
  • This entire process takes from 2 weeks to 2 months, after which the client receives a finished project with ready-made detailed calculations, which is necessary when submitting documents for a building permit.

Will you go to the site where construction is planned?

Yes. When inspecting the site, we take into account the size, access from the road and its width, the proximity of neighboring buildings, the presence of a slope or drop, cardinal directions and what kind of soil is on the site.

Do you help with choosing a site for construction?

Yes. Our specialists help with site selection. They will help you find it according to your requirements on the Internet with advertisements.

What affects the final price of a home?

The cost of building a house is affected by:

  • site features: relief, entry conditions, location
  • materials used in construction
  • house architecture features
  • work conditions (working time restrictions)

What guarantees do you provide?

We provide a 3-year guarantee on our work. The manufacturer provides a guarantee for materials and it is different in each case. There are materials for which the manufacturer provides a lifetime warranty.

How can I control construction?

  • We send each client a step-by-step photo report of the work.
  • We install online video surveillance of the facility 24 hours a day, you and the company’s specialists have access to it (paid service).
  • You can also use the services of companies that provide technical control.
  • The construction is carried out in stages, you always see which stage and only after accepting one, we proceed to the next.

When is the contract signed?

  • The design contract is signed at the meeting, before the first communication with the architect.
  • The construction contract is signed after the estimate has been developed and approved.

When should I pay for your work?

For design, an advance payment is required within 5 days after signing the contract in the amount of 70% of the total amount. The balance is paid upon delivery of the finished project to the client.

Payment for construction is divided according to the stages that are specified in the estimate. Each stage of construction is also divided into payments, the size of which may vary (usually due to the need to purchase materials)

How are builders placed?

  1. It will be convenient if you have the opportunity to place construction workers near the construction site; a garden house, a construction trailer, an old house or any other building with a roof will do.
  2. If there is nothing like that, then we are ready to bring our change house for FREE.
  3. In extreme cases, we will accommodate our builders in a nearby hostel

What communications are needed to start construction: electricity, water?

Electricity with a power of at least 5 kW and technical water.

If this is not the case, then we will bring our generators FREE OF CHARGE. In most cases, during wooden construction, water is used only for domestic needs; we will ensure its delivery on our own.

What time of year do you carry out construction?

We build all year round, one of the important conditions in the spring-autumn period is a suitable road for vehicle access.
