· checking the functionality of the equipment;

· checking and adjusting system settings;

· preventive cleaning of system units and components;

· cleaning equipment from dust and dirt;

· taking readings of current, voltage and resistance on power supplies;

· checking and, if necessary, repairing connectors and connections.

The results of routine maintenance are recorded in a journal.

Before concluding a contract for fire alarm service, it is necessary to conduct a site inspection. This inspection will determine the technical condition of the system. During the inspection, all technical documentation, operational documentation, compliance of the fire alarm installation with the project and the requirements of regulatory documentation are checked.

After the inspection, acts are drawn up: “Act of the primary inspection of automatic fire alarm installations and fire warning and evacuation management systems” and “Act for the work performed on the initial inspection of automatic fire alarm installations and fire alarm and evacuation management systems.” Also, if necessary, a “Defective Statement” is drawn up if the fire alarm system was inoperative at the time of service.

The facility where the fire alarm and warning system is installed must have the following technical documentation for the installations:

supply voltage values ​​of receiving stations, concentrators, rectifier units, detectors;

voltage and current values ​​in signal lines;

electrical strength of power and control circuits;

resistance values ​​of beam lines.

3. When determining the operability of the APS and SOUE, you should check:

Operability of the electrical circuit of receiving stations and remote controls in standby mode, simulation of “damage”, “alarm” and “fire” signals. At the same time, in these modes, a potential distribution map is drawn up across the main nodes and elements of the electrical circuit of the receiving equipment.

The operation of the remote alarm system (on the block and central control panels) in all operating modes of the alarm system, as well as during the transition from the main power supply to the backup power supply and vice versa.

Interaction of elements for switching on the warning system and other fire protection systems with the corresponding elements of fire alarm equipment (in the case where the fire alarm is their component).

4. Repair of APS and SOUE

The equipment and other components of the APS and SOUE that have exhausted their service life and have become unusable are subject to repair. The need for repairs is determined during maintenance of the APS and SOUE.

During repairs, the entire installation is dismantled piece by piece, used elements are replaced, assembled and adjusted.

5. Security measures

Only specialists who have practical skills in servicing and repairing equipment, who know the current Safety Rules for the operation of electrical installations and who are qualified in the installation, repair and maintenance of fire automatic systems are allowed to work on the maintenance and repair of fire alarm systems and fire control systems.

Maintenance work on the APS and SOUE must be carried out by a team consisting of at least two people.

Repair of devices and components must be carried out with the power supply turned off.

Maintenance work should only be carried out with working tools. Workplaces should be well lit.

The equipment and devices of the APS and SOUE must be connected to the network with a voltage corresponding to its rating data.

Fire and fire alarm systems are technically complex systems, the proper functioning of which can be disrupted by many extraneous factors. Starting from banal dust that has accumulated inside the detectors, ending with deliberate damage to property. Loss of functionality of individual elements significantly reduces the functionality of the entire system as a whole.

Fire alarm maintenance ensures the correct, uninterrupted operation of all elements of the system and guarantees correct, timely response in the event of an emergency.

In accordance with the law of the Russian Federation “On Fire Safety” and to comply with the requirements of regulatory documents, in particular RD-009-01-96 “Fire automatic installations. Rules of technical content", responsibility for is assigned to the head of the protected object, and in his absence - to the head of the organization.

Fire alarm systems can be divided into several categories:

An agreement can only be concluded with an organization that has a license issued by the Ministry of Emergency Situations to conduct activities of this kind.

For public, commercial, medical, trade and entertainment organizations, as well as for non-commercial premises that have a significant flow of people, the conclusion of such an agreement is mandatory; this is controlled by the State Fire Supervision Authority. The need to conclude a contract and carry out maintenance is enshrined in law by Decree of the Government of the Russian Federation No. 390 of April 25, 2012 “On the fire safety regime.”

Mandatory documentation

The following documents must be present at the site where it is installed:

  • Design and estimate documentation for the fire alarm system installed at the facility;
  • Equipment commissioning certificate;
  • Acceptance certificate for completed work;
  • Technical certificates for all installed equipment;
  • List of installed devices;
  • with date marks of the last maintenance and charging;
  • Instructions for working with automatic detectors and controllers;
  • Schedule of maintenance and scheduled preliminary repairs (TO and PPR);

List and frequency of maintenance work

The regulations for maintenance and repair work are provided for in regulatory documentation RD-009-01-96, standard regulations No. 3. Maintenance of automatic fire alarms is carried out according to the following list of works:

  1. These works are carried out by responsible persons of the organization on a daily basis.
    • Inspection and testing of system elements: controller, detectors, sirens and connection cables. Detection of traces of corrosion, leaks, dirt, external damage to the housing and the strength of fastening of devices;
    • Checking the presence of seals on the main control device. Checking the serviceability of light and sound indications. Check whether the mode switches and switches of the device are in the working position.

After completing the full cycle of maintenance and repair work, a company representative draws up and signs a fire alarm maintenance report.

Formation of the cost of maintenance and repair work

Each company has the right to set the price for servicing fire safety systems and their component equipment. However, there is a tariff schedule and a number of coefficients that change the total cost, most often used by various organizations.

The cost of maintenance depends on the total area of ​​all premises in which the fire alarm system is installed. The smaller the area, the higher the price per 1m2. The resulting cost is multiplied by various coefficients:

  • Depending on the period of equipment commissioning, the coefficient is:
    • Up to 5 years – 1.0;
    • From 5 to 10 years – 1.3;
    • More than 10 years – 1.5.
  • By type and complexity of the warning system:
